8 Steps to Ownership


The following procedure relates to the purchase of a new manufactured home. For information relating to the purchase of existing and pre-loved homes please contact the Sales Office.

STEP 1: SITE SELECTION AND RESERVATION

  • You select your site and pay the Site Reservation Fee, being 1 week’s rent, reserving the site for 14 days.
  • The Manager gives you a receipt in accordance with the Regulations.

STEP 2: PAYMENT OF HOME DESIGN FEE

  • You pay a $2,000.00 refundable Home Design fee.
  • The Manager gives you a receipt in accordance with the Regulations.

STEP 3: HOME SELECTION

  • The Livesmart Sales Person shows you the range of Livesmart Homes available or assists you in designing your new home.
  • Based on your site and space desires, they can help you choose from one of the following methods for designing your new home.
    I.    Standard design
    II.    Standard design with modifications
    III.    Custom design (design fee applies)

STEP 4: DESIGN DEVELOPMENT

  • The home design, site plan and positioning are reviewed for approval.

STEP 5: FINISHES SELECTION

  • Travel can be arranged to our factory in Lisarow on the Central Coast.
  • You meet with a Livesmart representative to select all optional internal and external finishes, colours, and fittings from our standard range.
  • Customised finishes and extras packages are available.

STEP 6: SITE WORKS

  • All site works are included in your purchase (i.e. site preparation, water, sewage, electrical and plumbing).

STEP 7: PAYMENT OF DEPOSIT

  • When all details of your home selection are finalised, a quotation is forwarded to you. Your Home Quote and Agreement to Purchase New Manufactured Home, labelled as Schedule A., will be included.
  • The Prospective Tenant is contacted to execute the agreement and pay the agreed home deposit price (I.e. 10% of the price of the home less the home design fee if paid).

STEP 8: RESIDENTIAL SITE AGREEMENT

  • When your new home is ready for installation, a Residential Site Agreement must be signed before the home can be delivered or occupied.
  • You must comply with all aspects of Acts and Regulations, including the Condition Report.

QUESTION 1. How much will it cost for my Livesmart home?
ANSWER:
Prices vary depending on your selection of fittings and finishes, and the size of your home. We have homes from $119,000.

QUESTION 2. What is the delivery time from the factory to a Livesmart Estate?
ANSWER:
Typical time frames, depending on building size and design detail, are around 10-12 weeks (subject to site availability at the time of purchase.)

QUESTION 3. Is council approval required?
ANSWER:
No. All sites within Livesmart are pre-approved through appropriate council bodies.

QUESTION 4. Am I able to visit a Livesmart Estate to inspect residential accommodation and facilities?
ANSWER:
Yes. We currently have feature display homes at The Pines Estate, Woolgoolga and The Lorikeet Tourist Park, Arrawarra. Like most of our homes, they are custom designed by our design team and feature comfortable, open plan living and a range of quality inclusions and finishes.

QUESTION 5. Am I able to bring my pet to live with me?
ANSWER:
Some pets may be permitted within the estates. There may be some conditions applied at that time. Written permission from the estate manager is compulsory and council regulations apply. This approval may be withdrawn at any time by the Park Manager; e.g. where the animal becomes savage, or becomes a nuisance either by its’ behaviour or because its’ owner does not clean up after it within the precincts of the park.  

QUESTION 6. Am I able to have family and friends visit and stay with me?
ANSWER:
A resident must be onsite while their visitor or short stay guest is in the park. Residents must notify the Park Manager prior if a guest is staying overnight. A guest may not stay for longer than a two week period at any one time and no longer than six weeks in any one year. No more than two guests may reside with you. A fee of $2.50 per night must be paid to the Park Manager where park bathroom facilities are to be used by the guest. Park rules apply to all visitors and short stay guests.  

QUESTION 7. What medical facilities are available?
ANSWER:
The Medical Centre and Health Campus in Woolgoolga offer specialised aged care services during and after hours while Coffs Harbour hosts both a Public and Private Hospital.  

QUESTION 8. How will I manage to travel to local shopping centres, etc?
ANSWER:
Ryans Bus Service regularly services the Pines Estate with trips to both Woolgoolga and Coffs Harbour Shopping Centres. Woolgoolga Town Centre is also within walking distance.  

QUESTION 9. What standard fixtures and fittings are included with my purchase?
ANSWER:
A list of standard fixtures and fittings are included in the downloads on our ‘Homes Selling Now’ page. Please download a home and refer to the list attached. These lists are standard and apply to all homes in the Livesmart Homes range.  

QUESTION 10. What weekly rates do I pay?
ANSWER:
The current fees payable to Livesmart Estates are $105/week.
These fees contribute to:
   -Professional, on-site management
   -Gardening and landscaping 
   -Maintenance of common areas and estate facilities 
   -Upgrades and development of estate facilities 
   -Insurance for common areas

Note: Personal insurance for your home, building and contents and public liability are a responsibility of the owner. Fees are reviewed on an annual basis.  

QUESTION 11. If I go away on holiday or to visit family, will my home be okay?
ANSWER:
At Livesmart Estates we pride ourselves on the security of our villages. Any resident leaving the village for an extended period is asked to notify the Village Manager as a further precaution and it is recommended that all residents purchase appropriate insurance to cover personal effects.  

QUESTION 12. Do I have to pay a Deferred Management Fee if I choose to leave the retirement village?
ANSWER:
No. You have worked hard to purchase your new home and when it comes time to sell we want the process to be as easy as possible. There are no deferred management fees payable.
